Out of pure curiosity, why does your son want to buy in Alabama?
 
Cheaper to live.
Cheaper taxes.
Plenty of work for those that WANT to. Everyone he has talked to in Alabama, nearly begging him to move and do all their upgrades to housing ,, kitchens, bathrooms, etc.
Minimum building restrictions
Very little debt after selling out in Fl.
Peace and quiet.
Plenty of wild game.
A bit of family living there, also
I MAY follow him, depending on projects he under takes.

Real estate need to find something that is going up in value or make it more valuable. Taxes would eat you up over time. Bought some acres on the Mexican border in Texas, thought the Wall would raise value a bit, came up a little but not enough to make money.

Alabama and most of the Southern States have been slammed several times by storms this summer. People have been moving away so sure they need people to move down and work.

all ways think of a simpler life, less you use the less you need to work. My health took a down turn and a simple life means work so can not be to simple.

Have not found anything worth investing in Yet!

ZeroEm. Total USA has major storms. First requirement, choice of terrain. Second requirement, storm cellar, or equivalent.
Son and I have built sawmills and know how to use them. Trees are everywhere where he is looking. Lax building codes means, possible conversion of pole barns to housing, for example. Property he could have bought early 2020 has now risen 10% - 20% recently.
I agree with all you have suggested, but still, need somewhere to live while looking to invest.

My thoughts are moving materials as short a distance as possible. For example, Indonesia ships Nickle to China for further processing . Then it's shipped to wherever battery cells are made, like Japan, USA. China, for example, has atrocious filthy processes to refine the nickle, making it subject to being shuttered for pollution of air and terrain, let alone health problems for it's people.
This is what got my attention to one of the Canadian companies that can recover the nickle by magnetic process, where the iron content is the major source of material, so, it gets removed from the nickle with much simpler processes than other, more contaminated nickle deposits. Still, I remember your advice on dealings with BC Canada and mining. Gotta hope someone can get the permitting, even though it looks highly doubtful.

I'm in penny stocks, so, it doesn't take major moves to get profits, as long as I am watching closely. Still interested in future, long term investments, but, the big players have locked up the IPO's with the crooked broker system. Recent IPO of QuantumSpace solid state battery was hogged up by Major players, like Bill Gates and others buying into the millions of shares offered. Hard to get a foot in the door on these ground floor companies.

Yes I invest, I use TD and Quest trade and various free charts and graphs, though I've been searching for a better paid chart/graph service.

Which ones do you use?
Do you have a TFSA?
 
I currently use Ameritrade. Trying to find a way to reduce all the hidden charges. Recently was charged $38.00 when my TSNP stock was renamed TSNPD from a stock split-merger and will probably be charged again when it becomes renamed HMBL later this month. At this time, I do not have a tax free account. Tired of paying taxes while the ELITES get away with no taxes on their millions of dollars.
